Major Responsibilities and Objectives:

Ÿ  Assist management in coordinating leasing and property management activities;

Ÿ  Assist portfolio manager on budget preparation and data input with understanding of P&L logistics;

Ÿ  Prepare and present the market research with sense of aesthetic design and insight in commercial field;

Ÿ  Maintain good relations with tenants;

Ÿ  Handle tenant enquiries and complaints effectively and efficiently;

Ÿ  Assist in coordinating tenant fit-out projects and renovation projects.

 

Major Tasks & Activities:

Ÿ  Assists the leasing discussion and increases the occupancy

Ÿ  Monitors tenants’ fitting out submission and work program and ensures they are up to landlord’s requirements

Ÿ  Monitor’s rental and other charges collection and minimizes the arrears.

Ÿ  Maintains good relationship and keeps close communication with tenants on daily operation

Ÿ  Coordinates with other departments to ensure quality management services are delivered to tenants

Ÿ  Receives and handles all kinds of enquiries on leasing from both agencies and direct operators

Ÿ  Conducts site inspection with prospects and provide all necessary information

Ÿ  Negotiation of terms with prospects and finalize the documents

Ÿ  Assists in drafting tenancy agreement/other legal documents with legal department

Ÿ  Provides fit out guideline to tenants and attend fit out meetings

Ÿ  Ensures tenants’ fitting out submission and work program are up to landlord’s and governments’ requirements

Ÿ  Monitors tenants’ directories and signage submission and ensure they are up to landlord’s requirements

Ÿ  Monitors tenants’ POS installation and ensure they are up to landlord’s requirement

Ÿ  Works with tenants to ensure they obtain all the necessary license or government approval for business operation

Ÿ  Works with technical team for handover and hand back of premise, including preparation of

handover documents

Ÿ  Prepares regular internal reports on leasing status, fit out checklist, fit out status, opening schedule, and prospect inspection list etc.

Ÿ  Conducts market research on leasing and marketing and prepare relevant report

Ÿ  Assists to prepare ad hoc leasing reports and analysis to senior management

Ÿ  Monitors the rental collection and chasing arrear

 

Skills, Qualifications and Experience Requirements

Ÿ  University Graduate and over 2 working experience with minimum 1 year in retail leasing/management.

Ÿ  Good spoken and written Chinese and English

Ÿ  PC knowledge in Windows, Words, and Excels etc.
