Major Responsibilities and Objectives:

Assists Property Manager on all aspects of ongoing building management at the assigned properties, typically focusing on administrative duties and operation management.

Responsible for training of frontline staff.

Monitors performance and evaluates standards of contracted-out maintenance services such as cleaning, security and landscaping.

Major Tasks & Activities:

主要工作:

Formulates and implements daily or special operational procedures, and reviews and upgrades such procedures.

制定并实施日常或专项工作操作规程,并对此类规程持续进行审查和优化;

Controls and maintains an updated record of department personnel.

管理及持续更新部门人事档案记录;

Arranges and conducts training courses for new recruits and refresh appropriate courses for staff.

为新员工安排和举办培训课程,并适时更新员工培训课程;

Maintains and updates equipment inventory list for the department.

管理及持续更新部门设备库存清单;

Coordination and planning of material acquisition, cost and budget control.

协调和规划材料采购、费用和预算控制;

Liaises with outside contractors for cleaning, security and landscaping services.

协调外部承包商,如清洁,保安和园林绿化等服务;

Assists in liaising with government and local authorities in relating to the operational concern.

Explore and apply new concept on security, cleaning and customer service for properties.

Acts as Property Management Manager during his/her absence.

Skills, Qualifications and Experience Requirements:

职位要求:

University graduated /Degree holder is preferred. Holder of certificates/diploma on Property Management subject would be an advantage.

大学毕业/学位持有者优先。持有物业管理科目的证书/文凭将是一个优势;

Good communication and people management skills.

良好的沟通和人员管理能力;

Good knowledge of building construction and project management would be an advantage.

良好的建筑施工和项目管理知识将是一个优势;

Ability and network in negotiating with any government authorities but not limited to the Public Security Bureau, Environmental Protection Bureau, Fire-fighting department and Bureau of City Administration & Law Enforcement.

能与有关政府职能部门建立良好的沟通渠道,包括但不限于公安局,环境保护局,消防部门和城市行政执法局;

Good command of English and Chinese, both spoken and written.

良好的中英文口语和书面能力;

At least 5 - 6 years' experience in building/security management, 3 years at the supervisory level.

Proven record of job experience at Grade A office building and shopping mall.

在甲级写字楼和购物中心的工作经验。
