Purpose of Job岗位目标:

・Assist the department managers in supervising the operation and maintenance work, and manage a team composed of professional and technical personnel to carry out the work plans and special maintenance work; Provide technical support in leasing coordination.

协助部门经理监督运维工作,管理一支由专业技术人员组成的团队,开展工作计划和专项维护工作;在租赁协调方面提供技术支持。

 

Major Responsibilities and Objectives:

・Assist the department managers to organize and manage the daily work of the technical team, and ensure the safe, reliable, effective and efficient operation of the mall through team cooperation.

协助部门经理组织管理技术团队的日常工作,通过团队协作,确保商场的安全、可靠、有效、高效运作;

・According to the current laws, regulations, policies and company strategies, and referring to the best practices in the industry, effectively, legally and economically implement the company's property standards, including operation, repair, maintenance and improvement.

根据现行法律、法规、政策和公司战略,并参考行业内的最佳实践,有效、合法、经济地实施公司的财产标准,包括经营、维修、维护和改善;

・Assist the department managers or participate in the design and modification decisions of buildings and E &M systems independently.

独立协助部门经理或参与建筑物和机电系统的设计和改造决策;

・ As the project-in-charge, organize, coordinate and manage specific projects to ensure the delivery of results.

作为项目负责人,组织、协调和管理具体的工程项目,确保成果的交付;

・Cooperate with EHS management department staff and contractors in their work and construction safety works to ensure zero accidents and injuries.

配合EHS管理部门员工和承包商做好工作和施工安全工作,确保零事故零伤害。

 

Major Tasks & Activities:

主要工作:

・Participate in project design discussions and provide technical and engineering, operational opinions, etc., and review planning and design, design drawings at each stage, technical disclosure, and construction deepening drawings (architectural, structural, decorative).

参与项目设计讨论并提供技术与工程、运营意见等,审核规划设计、各阶段设计图纸、技术交底、施工深化图纸(建筑、结构、装饰);

・Assist in the formulation of the project civil acceptance process plan, corresponding forms, report review and summary.

协助制定项目土建验收流程计划、相应表格、报告审核及汇总;

・Guide the team to inspect all curtain walls, back-of-house, Lift Lobbies, public areas, toilets, stairs, outdoors, roofs, landscapes, pools, etc. before the project opening, and report and update the defect status.

指导团队在项目开业前,对所有幕墙、后勤通道、电梯厅、公共区域、卫生间、楼梯、室外、屋面、景观、水池等进行查核,并汇报缺陷状况;

・Guide the team to inspect the site and report the defects.

指导团队对场地进行验收,汇报缺陷情况;

・Guide the team to inspect the curtain walls, partition walls, ceilings, floors, doors and windows, door locks, etc. of the leased area before handover, check whether they are consistent with the tenancy drawings, and report defects and inconsistencies.

指导团队对未移交的租区的幕墙、隔墙、天花、地面、门窗、门锁、等进行检查,核对是否与租赁图纸一致,汇报缺陷及不一致情况;

・Review and formulate the defect list and elimination report and assist the project department in promoting the construction unit to complete the rectification on time with quality and quantity.

审核制定缺陷清单和消项报告,协助项目部推动施工单位按时保质保量地完成整改;

・Guide / lead the team to follow up and monitor the r defects of rectification, and review the elimination report.

指导/带领团队对跟进和监察缺陷整改情况,审核消项报告;

・Guide / lead the team to plan and design the renovation of the leased area/public area/ back-of-house area, coordinate the production of detailed design drawings, and make technical disclosures (architecture, structure, decoration).

指导/带领团队对租区/公区/后勤区的改造规划设计,协调深化图纸制作,技术交底(建筑、结构、装饰);

・Guide / lead the team to conduct feasibility studies on the renovation (architecture, structure, decoration) of the leased area/public area/ back-of-house area, and provide proposals and feasibility reports.

指导/带领团队对租区/公区/后勤区的改造(建筑、结构、装饰)可行性调研,提供方案,调研报吿;

・Guide / lead the team to carry out the preparation of tendering documents, tendering procedures, construction supervision, organization of handover inspection, and completion and payment process for the renovation (architecture, structure, decoration) of the leased/ public/ back-of-house area.

指导/带领团队对租区/公区/后勤区的改造(建筑、结构、装饰)进行招标文件制作、招标程序、施工监督、组织验收、完工和付款流程;

・Coordinate and assist the portfolio and tenants to deal with technical problems and research renovation plans, review opinions and summaries, etc.

对接及协助物业营运部与租户对技术问题处理及改造方案调研,复核审阅意见及汇总等;

・Guide / the team to hold design and construction meetings with tenants and their teams, review the renovation and second installation (architectural, structural, decoration) drawings submitted by tenants, and provide review opinions and feedback to tenants on time.

指导/带领团队与租户及其团队举行设计和施工会议,对租户提交改造、二装(建筑、结构、装饰)图纸进行审核,依时提供审核意见反馈给租户;

・Guide the team to carry out site handover, daily construction supervision, hidden inspection, acceptance inspection, completion acceptance, and pre-opening inspection for the second installation or renovation project of the rental area, and coordinate and summarize relevant reports.

指导团队对租区二装或改造工程进行场地移交、日常施工监察、隐敝检查、验收检查、竣工验收、开业前检查,并统筹和汇总相关报告;

・Guide / lead the team to inspect and supervise the progress of the tenant's construction site and standardize the construction, etc.

指导/带领团队巡查及监管租户施工现场进度与规范施工等;

・ Assist the technical manager in arranging the diversion of civil engineering (architecture, structure, decoration), assist in the preparation of job responsibilities of operation personnel, and monitor and track the work details of senior engineers, engineers, assistant engineers, senior technical supervisors, and technical supervisors of the department.

协助工程经理安排土建(建筑、结构、装饰)工作分流处理,协助制作运营人员编制工作职责明细,监控跟踪部门高级工程师、工程师、助理工程师、高级工程主管、工程主管等工作细项;

・Assist in the preparation of staff training content and time planning.

协助员工培训内容编写及时间计划。

 

Skills, Qualifications and Experience Requirements:

职位要求:

・Bachelor's degree or above, major in architectural engineering, civil engineering, etc.

本科或以上学历,毕业于建筑工程、土木工程等相关专业;

・Professional qualification certificate: intermediate professional title or equivalent qualification of relevant disciplines.

专业资格证书:具有中级职称或相关学科的同等学历。

・More than 5 years of relevant work experience and at least 2 years of managerial experience.

具有5年以上的相关工作经验和至少2年的管理经验;

・Have solid professional knowledge and be familiar with the relevant engineering and technical specifications of the country and Sanya.

具备扎实的专业知识,熟悉国家和三亚市相关工程技术规范;

・Good communication and cooperation skills, good at oral and written English.

良好的沟通和合作能力,良好的英语口语和书面表达能力;

・Proficient in the use of office software and professional design software such as AutoCAD, MS Word, Excel, PowerPoint, etc.

熟练使用办公软件和专业设计软件,如 AutoCAD、MS word、Excel、PowerPoint 等相关软件。
