Major Responsibilities and Objectives:

Ÿ  Assist the Assistant Director for smooth and quality operation of the property centre;

Ÿ  Provide efficient and productive support to Assistant Director on luxury brand/key projects with strong luxury brands client handling skills;

Ÿ  Handle design projects programme and capable of managing between internal and design organizations;

Ÿ  Consolidate and deliver the budget planning and financial analysis with understanding of the state of business;  

Ÿ  Ensures effective and quality management and maintenance of property centre and in its service delivered to its customers;

Ÿ  Negotiates on general leasing and tenancy renewal, short term licensing and prepares related documents for Assistant Director’s approval;

Ÿ  Achieves the required occupancy rate and maximises rental;

Ÿ  Shares responsibilities of budgetary control, rental collection and income protection;

Ÿ  Develops and maintains good relations with tenants and prospects, and related Government departments;

Ÿ  Manages tenant fit-out and renovation projects in the property centre.

 

 Major Tasks & Activities:

Ÿ  Maximizes the occupancy rate and rental

Ÿ  Improves quality of tenant mix

Ÿ  Monitors tenants’ fitting out submission and work programme and ensures they are up to landlord’s requirements

Ÿ  Monitors rental and other charges collection and minimizes the arrears.

Ÿ  Maintains good relationship and keeps close communication with tenants on daily operation

Ÿ  Coordinates with other department to ensure quality management services are delivered to tenants

Ÿ  Receives and handles all kinds of enquiries on leasing from both agencies or direct operators

Ÿ  Proactively looks for suitable prospects

Ÿ  Conducts site inspection with prospects and provide all necessary information

Ÿ  Negotiation of terms with prospects and finalize the documents

Ÿ  Works with legal staff to draft tenancy agreement/other legal documents with legal department

Ÿ  Provides fit out guide line to tenants and attends fit out meetings

Ÿ  Ensures tenants’ fitting out submission and work programme are up to landlord’s and governments’ requirements

Ÿ  Monitors tenants’ directories and signage submission and ensure they are up to landlord’s requirements

Ÿ  Monitors tenants’ POS installation and ensure they are up to landlord’s requirement

Ÿ  Works with tenants to ensure they obtain all the necessary license or government approval for business operation

Ÿ  Works with technical team for handover and hand back of premise, including preparation of handover documents

Ÿ  Handle insurance policies and potential claims

Ÿ  Prepare budgets and forecast

Ÿ  Prepare leasing plan

Ÿ  Prepare ad hoc leasing report to senior management

Ÿ  Monitors and get feedback from tenants on our marketing and promotion activities

Ÿ  Provides opinions and suggestions on appropriate marketing and promotion activities

Ÿ  Monitors the Portfolio Officers / Assistant Portfolio Officer / Portfolio Assistant to fulfill their task

 

Skills, Qualifications and Experience Requirements

Ÿ  University Graduate and over 4 working experience with minimum 2 years in retail leasing/management. Good spoken and written Chinese and English.

Ÿ  Outgoing with good negotiation skills

Ÿ  Presentable and professional, and with good customer’s services skill

Ÿ  PC knowledge in Windows, Words, and Excels etc.
