We are currently looking for a talented Assistant Project Manager to join our dynamic team, which plays a crucial role in the successful execution and delivery of the company's diverse real estate projects. With a strong focus on innovation, sustainability, and quality, the department oversees the entire lifecycle of development projects, from design, construction and handover process. Our team of highly skilled and experienced professionals in architecture, engineering, construction management, and project planning collaborate seamlessly to ensure that each project aligns with Swire Properties' vision and meets the highest standards of excellence.

RESPONSIBILITIES

  • Responsible for identifying budget and risk to ensure adequate resources are provided for various projects and identifying value engineering options to achieve value for money
  • Ensuring procurement and tendering procedures are in line with Corporate Policy and fulfill the design and construction requirements of the projects
  • Responsible for contract administration and cost control duties to ensure the projects are to be completed on time, within budget and to the required quality
  • Responsible for achieving the best financial results for the projects and monitor cash management, final accounts and claims resolution
  • Major Tasks and Activities
    • Participate in feasibility studies to establish project budgets
    • Manage and monitor the selection/appointment of consultants
    • Review cost plans and cost estimates prepared by consultants
    • Review tender documents prepared by consultants
    • Manage and monitor tendering and award process
    • Manage and monitor contract administration process
    • Review cash flow and expenditure forecasts for financial control purposes
    • Manage and monitor the final account process and settlement of contractual claims
    • Prepare internal memos and reports for approval by Senior Management
    • Maintain project cost data bank and carry out cost analysis and cost comparisons among various projects

REQUIREMENTS

  • Professional membership in MHKIS/MRICS (Quantity Surveying) or equivalent
  • Degree in Quantity Surveying or above in related discipline
  • Minimum 5 years’ post-qualification experience in Quantity Surveying with exposure in property developer or consultancy firms preferred
  • Strong communication and presentation skills in English and Chinese
  • Good interpersonal and coordination skills with stakeholders
  • Able to work independently under pressure and meet tight deadlines
  • Self-motivated, detail-oriented team player
  • Familiar with Hong Kong property development regulations
